We do not have our own waiting list for empty properties.

If you are a resident of ours you can see which of our homes are currently available and how to apply by clicking the button above.

If you are not one of our tenants, you can rent one of our homes through your local council's choice based letting scheme. 

Choice based letting scheme applications

To apply for one of our homes, you will need to register with the relevant council. Each has a choice based letting (CBL) scheme which will match you to  available homes based on information you provide.

This information will include:

  • How many people will live with you
  • What type of home you are looking for
  • Why you need to move out of your current home
  • How urgently you need to move

Rotherham Key Choices

 

When one of our homes becomes empty we would normally advertise it through the local council’s choice based lettings scheme, unless we have a tenant on our transfer list in urgent need of a move. If you are nominated for one of our homes by Key Choices or the Sheffield Property Shop, we will check your application to make sure you are eligible for the home. 

When we are looking at a nomination from a council, we have lots of thing to think about such as how to make best use of the home and how we can make the community as sustainable as we can, so we might not always offer a property to the nominee with the highest priority. 

If you bid on one of our homes and there are too many bedrooms for your family, we will not be able to offer the property to you. People that we would have to share rooms are

  • Couples
  • Boys and girls who are less than 10 years old
  • Children who are the same gender who are less than 16 years old 

When we don’t use choice based lettings 

Sometimes we might decide not to advertise homes through choice based lettings. For example: 

Management lettings 

  • when we need to move one of our tenants because their home is affected by an emergency 
  • when we need to move one of our tenants because they are at risk, for example if  they are suffering from domestic abuse or serious antisocial behaviour 
  • when someone is referred to us by a partner agency 
  • when one of our tenants are in serious need of a larger home 

Disposal or change of use 

  • when we decide to use a property in a different way, for example for supported housing 
  • when we decide that we should sell a property or carry out major work there 

Local lettings policies 

In some areas where we have properties we may choose to apply local lettings policies. This means that certain rules apply to these properties. We will always make sure that our tenants are informed of the rules in a local lettings policy and if we are thinking about putting one in place, we will also consult with our tenants first. 

Hard to let properties

Sometimes we a property might become empty that we believe will have low demand. So that we are using these properties as well as we can, we may offer these to applicants who have low priorities. 

Moving home if you are already an Arches tenant

If you are already one of our tenants you can apply to join our transfer list. To be eligible for a transfer you must:

  • Be registered on a choice based lettings scheme
  • Be registered with Homeswapper
  • Have been a tenant for at least 2 years (except when we believe your need is especially serious)
  • Not owe us money for rent, court costs or other things such as repair recharges
  • Have repaired any problems in the home that you are responsible for
  • Not be breaking any of the terms of your tenancy

We would only offer one property to people on our transfer list. If this offer is refused, an applicant would not normally be able to apply for more properties for 2 years.
